And buying Tax Sale Properties is probably one of the most profitable real estate investing methods! When a property owner doesn't pay his property tax, a tax arrear sale occurs. The type of the sale can be 1)by public auction, 2)by tender or, 3)by sealed bids. Usually, the purchaser can own the property offered for sale immediately. Occasionally, the delinquent taxpayer will have a specified period of time to repay the tax.  

Every province of Canada has tax arrear sales. But because the provincial laws that governing these sales are differ from province to province, it is very different on each province regarding how to sell these properties.

The proceeds of the sale are used to pay the unpaid tax and other expenses that were incurred in listing the property. If there is any balance, then it is usually paid to the delinquent taxpayer.

In some cases, the tax authority may sell by public auction a "Tax Lien" obtained against the delinquent taxpayer's property. The buyer then can convert this "lien" into ownership of the property if the sums due are not paid by the delinquent taxpayer within a specified redemption period.

Tax Sale Properties can include residential houses,  commercial building, industry properties, vacant lands, farms, cottages and lakes, etc.

Real Estate Investors can get huge profits by investing in Tax Sale Properties. You buy a property in a price like that (see right side), then you flip to other investors (there are many investors are more than happy to buy these cheap properties from you), or to a direct buyer, or rent it out, or even live in yourself! Either way, you profit!

One of my friends phoned me recently to tell me about a great real estate deal. By looking into the List she got from me, she had located a house that was for sale at a very low price. Just how low of a price? The house is worth $82,000 and she bought it for $40,700! The best part is, she is going to quickly resell (this is known as "flipping") the house to an investor for a very easy and fast $6,000 profit! 

She put very little time into this deal, yet she will make a huge profit. There are literally dozens of these types of good deals in every town. If she can do it, you can do it. YOU can make money the exact same way!
